<<<ALERT!!! Condo Owners and Buyers>>>
Big Changes for Condo Financing Are Here Today!
If you are buying, selling, or owning a condo, the landscape of conventional mortgage lending officially shifted today. Fannie Mae and Freddie Mac have rolled out sweeping structural updates (including Lender Letter LL-2026-03) that permanently change how condominium properties are evaluated.
Here is what you need to know about today's changes:
* "Limited Review" is Retired: The fast-track approval shortcut for most established condo buildings (with more than 10 units) is gone. Lenders will now require a rigorous Full Project Review on nearly every transaction, diving deep into the entire association's financials, insurance policies, maintenance history, and delinquency rates.
* The Focus Shifts to the HOA: A buyer can have stellar credit and a great down payment, but if the association fails its financial health audit, the building becomes "non-warrantable" and conventional loans cannot move forward.
* Tighter Reserve Standards: Lenders are cracking down on underfunded buildings. Baseline funding methods that let reserves hover near zero are no longer permitted, and reserve funding targets are ramping up toward 15% of annual assessment income.
What this means for you:
* For Buyers & Agents: Expect a heavier emphasis on upfront HOA document due diligence. Pulling budgets, reserve studies, and insurance details early is critical to avoiding closing delays.
* For Sellers & Owners: Well-managed associations with strong reserves will shine, while underfunded buildings may face pressure to adjust budgets, raise monthly dues, or address deferred maintenance to keep units financeable.
